Words by Lucy Feagins
Lucy Feagins of THE DESIGN FILES interviews our rockstar clients Emma and Justin Abrahams about their home and personal style. Completed over 10 years ago, this renovation of an existing 1960’s modernist home looks as good as it did when first completed and Emma and Justin have made it their own.

“The luxurious new Apartment 3 at Elk is an apartment which has been converted into an elegant New York-style bar. Enter through an emerald curtain, sink into the plush velvet lounges and enjoy views of the valley. Cocktails here are truly an experience. Elk restaurant, with its 360-degree fire place and rustic timber walls, is next door.”
Photographed 12 years after completion, this beautiful home in Kew still looks like new.
Milanda Rout interviews director George Yiontis about the transformation of this home from ‘eclectic-loud’ to ‘minimal-calm’ in her story ‘Less is More’ for the Weekend Australian’s MANSION magazine April 13-14, 2019.
Is a library still relevant in the modern day home?
This week on DOMAIN.COM Cat Wood explores the relevance of the library in the digital age in her story “The Ultimate Sanctum: a look at the modern home library”. She interviews director Rosa Coy about two of our home libraries, designed for literary clients.
Visit the property if you have the opportunity at 64 Harold Street in Middle Park. It goes under the hammer next weekend on Saturday April 13th.
“Known for their strikingly crafted and detailed architecture, Coy Yiontis is a highly awarded architectural practice based in Victoria. We speak to Rosa Coy, one half of the formidable founders of the practice, about her design heroes, her design philosophy and good design.”

In this issue of INSIDE OUT magazine, editor Eliza O’Hare writes: “We know that transforming kitchens is a passion for our readers, and Australian kitchens are particularly inspiring – it’s got something to do with our light, our indoor/outdoor vibe, warm materials and a freshness that isn’t really the same in overseas kitchen design.
The first thing we did this issue was talk to 10 Australian interior designers and architects we admire – drawing on their knowledge and experience – and asked them to share the kitchens they created for their own homes.”
We are honoured to be in fine company with the kitchen of directors Rosa Coy & George Yiontis showcased in their special ‘Dream Kitchens’ feature.

The Architects’ Own Home.
Thank you to The Local Project for the awesome feature and interview with CYA Directors, out this week:
“When architects design for themselves it is often an unparalleled opportunity for experimentation. House 3 by Coy Yiontis is no exception. The home Rosa Coy and George Yiontis designed and built for their family, House 3 is the architects’ challenge to perceptions about residential space requirements in Australia, particularly for a large family home.”
“Exemplifying the timelessness of understated design and architecture, it’s no wonder this Kew townhouse was honoured the 2018 Boroondara Urban design award.”
Lovely words from Est Living in their recent feature of our Rockingham Townhouses Thank you to all the team for the feature!
We are delighted to see Humble House up on ARCH DAILY
Designed for an older couple who travel frequently, this coastal home accommodates visiting grandchildren and family as well as being a private, easily maintained haven between adventures. Building form was driven by site conditions and the need for accessibility; the resulting dynamic façade and dramatic internal volumes belie its liveability.

Last week cycling apparel brand PEDLA opened their doors to the public for the first time to celebrate the launch of the new Cannondale season with lashings of negronis and an exclusive screening of the recent Wilds USA tour. The evening was a great success and we were so proud of how the space looked and performed.
We are honoured to win ‘Best Bathroom’ in the 2018 House & Garden Top 50 Rooms Awards with our Pilley Street project. Thank you to House & Garden Australia for a fabulous luncheon and celebrations at the stunning Vaucluse house Tearooms in Sydney, where the awards presentations took place.
“Designed for a Melbourne family’s teenage daughters, this bathroom has an out-of-the-box design. The physical limitations of the space inspired the architects to push the space out through the external wall; from the outside it presents as a timber-clad box cantilevered over the garden. Inside, the layout is masterfully stage-managed. The plinth and dramatic marble wrap give the bath a superstar status. Sun beams through the new skylight while understated tapware and a storage niche play supporting roles. The bath tray made from an old cedar window was a gift for the client from the project carpenter.” Australian House & Garden.
“This room gives us so much more than we expected. it’s an incredible collision of privacy, light & tranquility in a space that is at once completely luxurious and completely pragmatic.” Robyn Butler
Congrats and thanks to our wonderful clients Robyn Butler and Wayne Hope and to builder Darren Blake of Blake Built.

Nolan house features today in DWELL digital magazine.
Melissa Dalton takes us through the project from her perspective, talking about the architectural techniques that give the project its sense of space and style:
We are very proud that our HUMBLE HOUSE has been awarded a COMMENDATION in the ‘Residential Architecture – Houses (New)’ category at the recent 2018 VIC AIA Awards. Jury’s citation as follows:
“Humble House is an exquisitely resolved single level home in Barwon Heads for a retired farming couple.
This small house has a carefully orchestrated series of internal spaces to accommodate the needs of its owners and their visiting family. The interior has been structured to display and highlight loved objects, recalling memories of the family’s historic farmhouse.
The exterior of the home is a skilfully executed formal composition simply and informally clad in spotted gum.”
Thank you to the jury and the Institute for this tremendous honour and congratulations to all winners. Special thanks also to our wonderful clients. For a complete summary of award winners see the following link : https://goo.gl/A6rJwB
We are delighted to announce that our Rockingham Townhouses in Kew have won the coveted award in the category “Best medium-scale multi-dwelling residential development (up to 3 storeys)” in the 2018 Boroondara Urban Design Awards. The jury commented that:
“The Rockingham Townhouses present a well-considered approach to multi-dwelling development on a large sloping corner allotment in an evolving neighbourhood. The five double-storey dwellings are stepped, separated and shaped to ensure appropriate presentation to both street frontages. The project’s attention to detail, including use of Gosford grey sandstone, large framed projecting windows and a sensitive awareness of light and shade address the neighbourhood and streetscape in a clever way and advance municipal goals for quality in place making and design.”

We were excited to see our #NolanHouse featured in the ‘Good Living’ section of The AGE on the weekend.
Rosa discusses the intricacies of wardrobe design with Karen McCartney for this interview piece. This image depicts a bedhead-come-robe designed to satisfy the contemporary expectation of a dedicated bathroom and walk-in wardrobe for the master bedroom.
In the redesign of the heritage home, the original grand living room at the front of the house became redundant. Rather than dissect it we decided to leave it as a singular space and insert the custom furniture to act as bedhead and mask a robe area. To get natural light into the dressing area we extended a small bay window with a day bed to the left of the robe area which has views to the front garden.
